Location | Business zone Kosa is located in the vicinity of the National Park Krka, only 8 km away from highway E71 (exit Skradin) in Šibenik-Knin County. The zone is easily accessible by new roads connected to the county roads Ž-6246 (in the north) and Ž-6074 (in the southwest). It is located in the area of Ićevo village, 10 km north of the city of Skradin. Looking at its microlocation, the zone is located at the plateau towards Kistanje municipality.
The distance from the zone to the Split Airport is 70 km and about 65 km to Zadar Airport. The nearest sea port is the Port of Šibenik, just 30 km away from the zone. | |

Description | Business Zone Kosa is a commerce and residential zone with incentives for projects of green, tourist and sustainable entrepreneurship. The price of land starts at 1 HRK/m2 and local incentives include reduced municipal contributions as well as advisory support upon application of the investment projects for EU funds.
According to the Urban land-use Planning, the area of the mixed purpose use zone “Kosa”, Ićevo comprises 32 hectares of land. There is a valuable agricultural land outside the area’s west and south boundaries. The area included in the Urban land-use Planning stretches 900 m from north to south and 540 m from east to west. The major part of the Zone is available for sale to investors. The existing infrastructure is the main development resource as well as the immediate vicinity of the settlement Rupe which is the largest settlement in Skradin with significant available human capital. The Zone is pertinent for the development of the following economic activities: - industry and manufacturing - customer service and service industry - storage areas - sales areas (showrooms, department stores, discount stores and similar facilities) - office and other types of business premises - catering - municipal buildings and devices - residential buildings - other facilities that complement the content of the mixed purpose use zone The Business Zone Kosa has constructed the entire necessary infrastructure by cofinancing through EU funds. With this investment the Zone is equipped with all contents in accordance with the highest standards and needs of users of the Zone. The infrastructure includes quality local an internal traffic, sewage system, water and power supply, telecommunication infrastructure, and gas supply. | |
